Killcare sits on the Bouddi Peninsula, with Killcare Beach and Putty Beach facing the ocean, Bouddi National Park wrapped around the back, and Hardys Bay on the sheltered Brisbane Water side. Very few places make a roof deal with three things simultaneously, and this is one of them.

What that combination does

• Fasteners corrode on the ocean side, well inside the 400 metre band where AS 3566 Class 3 fasteners are not intended to be used.
• Valleys and gutters pack with bush litter, which then holds salty damp against the metal — the worst of both environments in the same place.
• Unwashed areas under eaves and on sheltered elevations never get rinsed, so salt accumulates and sits.
• Ember and debris risk where the block adjoins the park. Where bushfire construction requirements apply, gutter guard needs to be a non-combustible product rather than plastic mesh.

Houses that are empty most of the week
