Ettalong Beach faces out across Broken Bay towards Box Head and Palm Beach, with the ferry wharf at the end of the foreshore. The water in front is mostly calm, and that leads owners to assume their roof has an easy life.

It does not. Calm marine water carries its own distance thresholds in the published steel selection tables, separate from breaking surf, because the failure mechanism is different. Less salt arrives, but almost none of it gets washed away, and it sits in warm humid air on surfaces that dry slowly. The result is steady, quiet corrosion in the places nobody looks.

Holiday lets and the unseen leak

Ettalong has a heavy concentration of short-stay accommodation, holiday units and weekenders. For a roof, that changes the economics of a small fault.

Gutter repair and replacement in a grade matched to the exposure is the most common job. After that, roof repairs for flashings and tiles, and metal re-roofing where the sheeting has reached the fixing holes.
