Steep streets above the lagoon

Copacabana occupies the slopes between the headland and Cockrone Lagoon, which means two things for roofers: the exposure is as direct as it gets on this Coast, and almost nothing here is on flat ground.

The steepness is not a detail. It affects how the roof is accessed, whether scaffold is needed, how a tile roof behaves underfoot, and how much water ends up heading downhill through a yard when a gutter overflows. We price access honestly in the quote rather than discovering it on the day.

Specification, not optimism

Copacabana sits in the bands where material grade genuinely matters. Within roughly 100 metres of breaking surf, published roofing guidance points past painted steel to stainless. From about 100 to 200 metres, COLORBOND Ultra is the nominated grade. Fasteners to AS 3566 Class 3 are not meant for use within 400 metres of the ocean or other severe marine influence — which is the whole suburb.

The lagoon adds the other half of the problem. Calm water is its own exposure category with its own thresholds, because sheltered, humid conditions let salt sit on metal instead of being rinsed off by rain. A house tucked behind the dune can corrode as fast as one on the front row.

Where we find the damage

• Screws and brackets corroded while the sheets still look fine.
• Rust at sheet laps, cut edges and in unwashed areas under wide eaves.
• Gutter troughs rusted through at the joints and behind the brackets.
• Flashings loosened by wind at skylights, flues and vents.
• On tile roofs, ridge pointing cracked along every line at once.
