Surf on one side, lagoon on the other
Avoca Beach is squeezed between open ocean and Avoca Lagoon, with the headland to the south and North Avoca across the water. That gives most of the suburb two forms of salt exposure at once — direct spray off the surf, and the humid, slow-drying air that sits over a coastal lagoon.
The second one is the quiet problem. Sheltered water does not deliver as much salt as the surf, but it also delivers almost none of the rain-washing that keeps a beachfront roof clean. Salt accumulates in unwashed places and stays there.

Holiday houses and the leak nobody saw
A substantial share of Avoca roofs belong to people who are not here most of the year. Weekenders, holiday lets, family houses used in summer.
The failure pattern is different when nobody is home. There is no one to hear water hitting the ceiling, so the first anyone knows is a stain, a smell or a sagging cornice found between bookings — by which point the bill includes plaster, insulation and paint as well as the roof.
We work for absentee owners regularly: access arranged with your agent or caretaker, findings photographed, report and quote sent by email, approval in writing. You do not need to drive up to point at the roof. See roof inspections and reports.
What fails on an Avoca roof
- Fasteners and brackets before the sheets. Class 3 fasteners are not intended for use within 400 metres of the ocean or other severe marine influence, which is most of this suburb.
- Gutter troughs, which hold damp salty residue permanently and rust through at the joints.
- Flashings at every penetration, especially on the older cottages.
- Ridge pointing on tile roofs, lifted by wind once the mortar has gone chalky.
- Valley irons on the bushier streets behind the beach.
Repair or re-roof
If the roof is sound and the faults are local, a roof repair with correctly rated hardware is the right call. Where corrosion has reached the fixing holes, there is nothing solid to screw into and replacement is the honest answer. We will tell you which, in writing, with photographs.
