Green Point occupies the ground between Erina Creek and the Kincumber Broadwater, spread over rolling blocks with treed gullies running through. It is a 1980s and 90s suburb in the main, brick and concrete tile, with newer builds and some larger blocks on the fringes.

The result is a suburb with a mild version of both Central Coast problems rather than a severe version of one. Enough sheltered brackish influence to matter for gutters and fixings; enough tree cover in the gullies to matter for valleys and drainage.

The age-related faults

Most Green Point roofs are now at the point where the original 1980s and 90s installation is showing its years. That produces a fairly predictable list:

• Ridge and hip pointing gone chalky, cracking and letting wind under the caps.
• Cracked and slipped tiles, often from an old antenna or solar installation that nobody inspected afterwards.
• Valley irons corroded beneath leaf litter from the gullies.
• Gutters with reduced capacity from compacted debris, plus trough corrosion at the joints.
• Flashings at skylights, flues and vents, where the sealant and rubber have perished.
• Sarking absent on the earlier builds, so anything that gets past the tile goes straight to the ceiling.

Restoration usually beats replacement here

The tiles themselves are typically still in good condition on a Green Point roof of this vintage. That makes roof restoration — clean, replace broken tiles, rebed and repoint the full ridge and hip lines, then recoat — the sensible answer in most cases, with the gutter and valley work done at the same time so the result actually holds.

Where a single fault is causing a single leak, a targeted roof repair is the cheaper and honest option, and we will say so.
