Water on three sides
Toukley sits on the narrow ground between Tuggerah Lake and Budgewoi Lake, with the ocean not far east past Noraville and Canton Beach on the Tuggerah side. There is nowhere in the suburb that is far from brackish water, and that is the defining fact for a roof here.
It is not surf exposure. It is something less obvious and in some ways more corrosive: constant humidity, salt-laden air that is never properly rinsed off, and sheltered roof areas that stay damp for long periods. Published steel selection guidance treats calm marine water as a separate category precisely because this is a different mechanism to breaking surf.

Older stock, long-held houses
Toukley has a large share of original fibro and postwar cottages, retirement-era brick homes, caravan park and holiday stock, and units. A lot of it has been in the same hands for a long time, which means a lot of original roofing that has simply never been assessed.
Two consequences:
Asbestos cement. Common in roof and eave sheeting from that era. It is never high-pressure cleaned, and in NSW removal over 10 square metres of non-friable material requires a licensed removalist. Central Coast Council accepts it at Buttonderry and Woy Woy by prior booking, for material from within the LGA. We identify it at the inspection and set the path out before quoting.
Light framing. Those cottages were not built for the weight of tile, so when the roof is finished, a metal re-roof in the right grade is usually the practical answer.
What fails here
- Gutters, first and most often — damp brackish residue in the trough year round.
- Fasteners and brackets on metal roofs, corroding before the sheeting does.
- Flashings and cappings fitted in standard grade on an otherwise sound roof.
- Ridge pointing crumbling on the brick-and-tile homes.
- Wind damage after a serious blow, which this stretch of coast catches squarely — see storm and emergency repairs.
