Valley floor, station, and bushland on both sides
Niagara Park sits on the floor of the Narara Valley, with the rail line and station through it and bushland rising on either side. The housing is largely 1970s and 80s brick veneer with concrete tile roofs, built in a period when a tile roof was the default and sarking frequently was not.
That combination — original tile roofs reaching the age where pointing fails, and no sarking underneath to catch what gets past — is why most Niagara Park leaks go straight to the ceiling with no warning.

The usual suspects
- Ridge and hip pointing gone chalky after forty-odd years, so wind lifts the caps and water tracks under them.
- Valley irons corroded beneath packed leaf litter from the surrounding bush.
- Slipped and cracked tiles, often dating from a solar or antenna install that nobody inspected afterwards.
- Gutter overflow where compacted debris has halved the trough capacity.
- No sarking, which turns a minor entry point into a visible leak.
Restoration is often the answer here
A 1980s concrete tile roof in Niagara Park is frequently in better shape than it looks. Faded, mossy and badly pointed is not the same as finished. If the tiles are sound and the breakages are countable, roof restoration — clean, replace broken tiles, rebed and repoint the ridge lines, then recoat — costs a fraction of replacement and resets the roof for years.
Where it is not the answer, we say so. Tiles that break underfoot, soft battens, or rust through the valley irons rather than on them all point to roof replacement instead.
