Flat ground changes the drainage problem

On a sloping block, an overflowing gutter at least sends water away from the house. On the Berkeley Vale flats it does not. Water that comes over a gutter lip here tends to sit — against the wall, in the garden bed, around the slab edge.

So downpipe sizing and where the water actually discharges matter more than people expect. We check the full run with a level, follow the downpipe route to its outlet, and say plainly if the drainage is the real problem rather than the roof.
